The buyer who isn't looking yet

Some of them are already searching. They have a number in mind, they are touring homes in Manhattan Beach, and they will find your listing on their own.

There is another kind of SpaceX buyer, though. Someone who just came into more money than they planned for, who is not scrolling listings yet, but who would move for the right place. Every listing's ads centered on one place: the SpaceX campus in Hawthorne, and the neighborhoods around it. Westchester, El Segundo, Manhattan Beach, Playa del Rey.

GPS geofencing put the ads on phones that had actually been there. One address led by far, 1 Rocket Road, with the Strand House in Manhattan Beach a clear second.

The closer to home, the stronger the response

Around Westchester, 1.3 to 1.5% of the people who saw the ads clicked. Closer to the water, in Playa del Rey and Manhattan Beach, that rose to 2 to 5%.
